Park Hill Estates in Sellersville

Park Hill Estates is D.R. Horton’s single family community on Trolley Lane off Old Bethlehem Pike. The builder advertises it from $670,000. The cheapest home you can actually buy there today is $740,490.

That gap is the most useful thing on this page, and it is not a criticism of the builder. It is how to read a new construction advertisement.

What D.R. Horton Has Published About Park Hill Estates

The model is at 501 Trolley Lane, Sellersville PA 18960. The mailing address says Sellersville, but the homes are not in Sellersville Borough. We pulled the parcel record at the Bucks County Board of Assessment: Trolley Lane sits in East Rockhill Township, in the Pennridge School District. That district sets the school portion of your property tax bill, and East Rockhill sets the municipal portion.

Homes are two stories with two-car garages. D.R. Horton publishes three plans. The Penwell starts in the $670s at 2,148 square feet, four bedrooms and two and a half baths. The Henson starts in the $700s at 2,600 square feet. The Hampshire starts in the $750s at 3,230 square feet with five bedrooms and three baths.

Included features are quartz countertops, stainless appliances, upgraded flooring and recessed lighting, plus D.R. Horton’s smart home system. The community has a playground and a tot lot.

D.R. Horton does not publish how many homes the community holds or what the association fee is. Ask for both on a first visit.

The Advertised Price and the Available Price

Four homes were listed on September 21, 2026, all on Trolley Lane.

The cheapest is 537 Trolley Lane, Lot 0178, at $740,490. It is 3,077 square feet with four bedrooms and two and a half baths. The other three are all 3,930 square feet with five bedrooms and three baths: 536 Trolley Lane at $784,990, 524 Trolley Lane at $794,990 and 520 Trolley Lane at $797,990.

So the advertised entry point is $670,000 and the actual entry point is $740,490, a difference of $70,490. Both numbers are true. The $670,000 buys a Penwell at 2,148 square feet that nobody has built yet, on a home site that has to be available, with no options selected. Nothing currently standing at Park Hill Estates resembles it.

This is worth understanding before you tour, because the model you walk through will not be a Penwell with no options either. It is very easy to fall for a house that is $130,000 above the number that brought you to the community.

Note also that three of the four available homes are 3,930 square feet, which is larger than the biggest published plan. Ask what those are, because they are not on the plan list.

Sellersville Addresses, Rockhill Townships

Four new communities carry Sellersville mailing addresses. None of them is in Sellersville Borough, and we verified every one at the county parcel record rather than taking builder copy at face value.

Park Hill Estates and Park Hill Villages are in East Rockhill Township. Reserve at Rockhill and Regency at Rockhill Ridge are in West Rockhill Township. All four are in the Pennridge School District.

What that means in practice is that the school tax rate is the same across all four, and the municipal rate is not. If you are comparing two of these communities, the district is not a differentiator. The township is.

What $670,000 Means Around Sellersville

Zillow does not publish a separate home value index for Sellersville. The two useful reference points are Bucks County as a whole at $527,322, up 3.4 percent with homes going to pending in about 8 days, and Perkasie at $526,588, up 4.1 percent with about 6 days to pending, both through August 31, 2026. Perkasie is the nearest town with its own index that shares the Pennridge School District, and the two figures land within a thousand dollars of each other.

What This Means for You

Decide your number before you walk into the model, and decide whether it is a to-be-built number or a move-in number. Those are two different budgets at this community and they are $70,490 apart at the floor.
