Best Realtors and Real Estate Agents in Montgomery County, PA (2026): How to Choose
Updated September 2026 · By Josh McKnight, Associate Broker, Keller Williams Real Estate · Figures checked against Google, Zillow, U.S. News, FastExpert, and Bright MLS between September 7 and September 17, 2026
The short answer. The best real estate agent in Montgomery County is the one who can prove recent closed sales in your part of the county, not just somewhere in it. Montgomery County runs from $295,000 medians in Norristown to $980,000 in Lower Merion, and an agent who is strong on the Main Line can price a Lansdale colonial badly. Ask for closings in your township, reviews on more than one platform, a license number you check yourself, and a plain answer to who runs your file. In August 2026 the county median sale price was $508,750, up 7.1% from a year earlier, and half of the homes that sold went under contract within 8 days (Bright MLS). The McKnight Team is based in Horsham, holds a 5.0 rating on Google and 4.9 on Zillow across more than 300 reviews, and FastExpert ranks Josh McKnight 19th of 673 Montgomery County agents with 140 county sales in the last three years. This page shows you how to check those claims and any others.
How to Evaluate a Realtor in Montgomery County
Montgomery County has 62 municipalities and the market changes every few miles. Five checks separate an agent who knows your corner of it from one who knows the county in general.
1. Closed sales in your township or borough. Ask for the agent’s last ten closings with addresses and count how many sit within a few miles of your home. The eastern county (Abington, Horsham, Hatboro, Willow Grove, Huntingdon Valley) trades on 1950s to 1990s resale stock and townhome communities. The North Penn corridor (Lansdale, North Wales, Montgomery Township) is heavy on newer construction. The Main Line (Lower Merion, Ardmore) is a different price band entirely. An agent who has only sold in one of those will price you against the wrong comps.
2. Reviews on at least two platforms. Google and Zillow reviews come from different clients under different rules, so an agent who is strong on both is harder to fake. Read the most recent twenty rather than the star average, and look for reviews that name the town.
3. A Pennsylvania license you verify yourself. Every license can be checked in under a minute at the Pennsylvania Department of State license lookup. Ask for the number.
4. Sale-to-list results in your price band. Across the county’s faster towns, sellers are closing at 101% to 104% of asking (Bright MLS, April through September 2026). An agent whose listings average under 100% in those towns is either pricing badly or negotiating badly. Buyers should ask the reverse: how often does the agent win a multiple-offer situation without overpaying.
5. Who does the work. Most top producers in Montgomery County run a team. That is fine, but you should know before you sign who shows the home, who negotiates, who handles the inspection response, and who picks up the phone on a Sunday night.
What the Montgomery County market looks like right now
| Median sale price | $508,750 (up 7.1%) |
| Median days on market | 8 days (down 1) |
| Homes sold in August | 856 (down 5.0%) |
| New pending sales | 791 (up 2.5%) |
| Active listings | 1,212 (up 6.2%) |
| Months of supply | 1.70 |
What this means for choosing an agent: Montgomery County is the growth leader in the Philadelphia suburbs right now. Prices are up 7.1% while Bucks is flat, and supply is 1.70 months against 2.60 for the metro. Fewer homes are closing than a year ago, but the ones that are priced right still go in about a week. That is a market that punishes overpricing more than it rewards marketing. The town figures below show how much the number changes from one municipality to the next.

Read the table for the spread, not the average. Over the same six months, Ardmore homes went under contract in a median of 5 days at 102.7% of asking while Norristown took 14 days and closed under asking. An agent who quotes you “the county median” is not talking about your house.
Costs and rules that change by municipality
Three things catch Montgomery County sellers off guard, and a local agent should raise all three at the first meeting.
Realty transfer tax. Pennsylvania charges 1% and the local share in Montgomery County is another 1%, for 2% of the sale price, customarily split between buyer and seller. The county posts the current rate on its Realty Transfer Tax page. Our cost of selling a house in PA page walks through the full math on a $508,750 sale.
Use and occupancy inspections. Many Montgomery County boroughs and townships require a use and occupancy inspection or certificate before settlement, and the checklist differs from one municipality to the next. Some require repairs before closing; others allow a temporary certificate with escrow. Ask your agent which rules apply to your address and how long the inspection takes to schedule, because it can decide your closing date.
School district and township lines. A single ZIP code in Montgomery County can span two or three municipalities and school districts. Ambler’s 19002 covers Ambler Borough plus parts of Upper Dublin, Whitpain, and Lower Gwynedd. The right district and tax rate depend on the exact address, which is why comps pulled by ZIP code alone can be wrong.

Who actually handles your sale on our team
This is the question we hear most from people comparing us to a solo agent, and it deserves a direct answer.
Josh and Jenn McKnight personally run sales. We also have a team of agents, and depending on the location of the home and the schedule, one of them may show your home or take you through a listing. From contract to closing, our in-house administrative staff handle transaction coordination, so deadlines get met while the agents are in the field. Ask at the first meeting who will be assigned to your file. We will tell you.
Seven questions to ask any Montgomery County agent before you sign
- Which streets in my township or borough have you sold on in the last two years, and what did each home need?
- What is your average sale-to-list ratio on listings this year, and how does it compare to my town’s figure in the table above?
- Does my municipality require a use and occupancy inspection, and what usually fails?
- How do you handle the transfer tax split in your offers, and what closing costs should I plan for?
- Who will show my home, negotiate my offer, and handle the inspection response?
- If you work with a team, when will I deal with you directly?
- What is your license number?
An agent who answers all seven without checking notes is the one you want.
Frequently asked questions
How do I find the best real estate agent in Montgomery County, PA?
Start with closed sales in your own township or borough, reviews on at least two platforms, a license number you verify yourself, and a straight answer to who runs your transaction. Then interview two or three agents with the seven questions above. The best agent for a Lower Merion colonial is rarely the best agent for a Lansdale townhome.

We are based in Horsham and close most of our Montgomery County sales in the eastern county and the North Penn corridor: Horsham, Hatboro, Abington, Willow Grove, Huntingdon Valley, Ambler, Glenside, Upper Dublin, Lansdale, and North Wales. We also work in Bucks County. We have a separate guide to choosing an agent in Horsham, Hatboro, Abington, Ambler, and Lansdale.
How fast do homes sell in Montgomery County right now?
Half of the homes that sold in August 2026 went under contract within 8 days, one day faster than a year earlier, and the county median sale price was $508,750, up 7.1%. By town it ranges from 4 days in Ambler, Blue Bell, and Upper Dublin to 14 days in Norristown over the April through September 2026 window. (Source: Bright MLS, October 2026)
What does it cost to sell a house in Montgomery County?
Plan on realty transfer tax of 2% of the sale price (1% state plus 1% local, customarily split with the buyer), the agreed commission, any repairs required by a use and occupancy inspection, and title and settlement fees. Our cost of selling guide works the full example on the current county median.
Is a Horsham-based team the right choice for the Main Line or Lansdale?
Ask us the same question you would ask anyone: how many homes have we closed near yours in the last two years. We will show you the list. If the honest answer is not enough, we will tell you that too.
