We pulled the parcel record at the Bucks County Board of Assessment: parcel 52-010-146-057, held by Toll Mid-Atlantic, sits in West Rockhill Township, in the Pennridge School District. Toll Brothers describes 72 carriage-style townhomes in a rural setting, all with first-floor primary suites. The community amenities are modest by Regency standards, a bocce court and walking trails, and lawn maintenance and snow removal are provided.

One plan is offered, in two versions. The Overton starts at $499,995 with two bedrooms, two to three baths plus a half bath, a two-car garage, two stories and 1,921 square feet. The Overton Elite starts at $530,995. Toll Brothers has not published the association fee, and it does not publish a school district either. We looked that up ourselves, and it is Pennridge. The district sets the school portion of the property tax bill, so confirm it again at your specific home site before you sign.

Why the Quick Move-In Homes Are Priced Below the New Ones

Toll Brothers lists ten quick move-in homes here, from $440,000 to $522,000. Seven of those ten are priced below $499,995, which is where a to-be-built Overton starts. The least expensive is a move-in ready Overton at 24 Oakwood Lane, 1,921 square feet, two bedrooms, listed at $440,000.

That is unusual and worth understanding rather than just celebrating. A standing inventory home is one the builder has already paid to finish, with options the builder chose. The tradeoff is real: you see exactly what you are getting and you skip the design studio, but the finishes are not your choices and the homesite is whatever is left.

For a buyer flexible on finishes, that is one of the better values in upper Bucks right now. For a buyer with a specific plan in mind, it is not a deal at all. Either way the arithmetic should be the first thing you look at, and it is the last thing a sales office leads with.

Park Hill Villages is the comparison that matters. It opens within a couple thousand dollars of the least expensive home at Rockhill Ridge, and it is not age-restricted. So the question is not price. It is whether a 55+ community with lawn care and snow removal included is worth choosing over a conventional townhome at the same number.

The buyer here is usually selling a larger house nearby, often one that needs work. That sale is the transaction that governs everything else, and with a finished home available the builder timeline no longer protects you. A move-in ready home can want a closing faster than your house can sell.
