Park Hill Villages is D.R. Horton’s townhome community on Lantern Court, and it is the least expensive new construction we track anywhere in Bucks County. Base pricing opens at $442,120 and eight finished homes were available on September 21, 2026 from $449,620.

It is also the only community on this list where the bigger floor plan costs a thousand dollars more than the smaller one.

What D.R. Horton Has Published About Park Hill Villages

The model is at 108 Bell Court, Sellersville PA 18960, off Old Bethlehem Pike. The mailing address says Sellersville but the homes are not in the borough. We pulled the parcel record at the Bucks County Board of Assessment: the builder’s own parcel on Bell Court sits in East Rockhill Township, in the Pennridge School District. The district sets the school portion of your tax bill and East Rockhill sets the municipal portion.

These are three-story townhomes with one-car garages, three bedrooms and two and a half baths. D.R. Horton publishes two plans. The Lafayette starts in the $442s at 1,969 square feet. The Nash starts in the $475s at 2,184 square feet.

Included features are quartz countertops, stainless appliances, upgraded flooring and recessed lighting, along with the builder’s smart home system.

D.R. Horton does not publish the total home count or the association fee. On a townhome community the fee matters more than it does on a single family street, because it usually carries exterior maintenance. Get the number in writing before you get attached to a plan.

The Bigger Plan Costs $1,000 More

Eight homes were listed on September 21, 2026, all on Lantern Court, and the pattern in them is worth an extra minute.

Three are Lafayettes at 1,969 square feet: 332 Lantern Court at $449,620, 334 Lantern Court at $473,120 and 330 Lantern Court at $476,120. That is a $26,500 spread on an identical floor plan.

Five are Nashes at 2,184 square feet: 313 and 317 Lantern Court both at $477,120, 315 Lantern Court at $482,120, 311 Lantern Court at $499,120 and 301 Lantern Court at $501,120. That is a $24,000 spread, again on an identical plan.

Now put the two lists next to each other. The most expensive Lafayette is $476,120. The cheapest Nash is $477,120. One thousand dollars separates them, and the Nash is 215 square feet larger.

If you were shopping the Lafayette at the top of its range, nobody at the sales office is obligated to walk you across to the Nash. That comparison only appears if you line up all eight homes at once, which is exactly the kind of thing worth doing before you sign anything.

Sellersville Addresses, Rockhill Townships

Four new communities carry Sellersville mailing addresses and none of them is in Sellersville Borough. We verified all four at the county parcel record.

Park Hill Villages and Park Hill Estates are in East Rockhill Township. Reserve at Rockhill and Regency at Rockhill Ridge are in West Rockhill Township. All four are Pennridge School District, so the school tax rate is common to all of them and the municipal rate is not.

What $442,120 Means Around Sellersville

Zillow does not publish a separate home value index for Sellersville. The two useful reference points are Bucks County at $527,322, up 3.4 percent with about 8 days to pending, and Perkasie at $526,588, up 4.1 percent with about 6 days, both through August 31, 2026. Perkasie is the closest town with its own index that shares the Pennridge School District, and the two numbers land within a thousand dollars of each other.

Park Hill Villages opens about 16 percent below both. That is unusual. Most new construction we track opens well above its local benchmark, and this is one of the few places in Bucks County where a brand new home costs less than the county’s typical resale.

The tradeoff is the product. This is a three-story townhome with a one-car garage, not a single family house on a lot. Whether that trade works is your call, but the price is real and it is one of the few genuine entry points into new construction in this county.
