Every listing starts with a strategy meeting. We walk your home with you, identify what needs to be addressed before listing, recommend any pre-sale improvements that will pay for themselves, and build a custom marketing plan. We don’t run the same playbook for every house.
Our marketing covers professional photography and videography, MLS placement, syndication to Zillow, Realtor.com, and 50+ other real estate platforms, targeted social media campaigns, email campaigns to our buyer database, neighborhood mailers when appropriate, and direct outreach to qualified buyer agents.
What we don’t do: chase volume at the expense of attention. Every listing gets the same level of preparation and pricing analysis whether it’s $300,000 or $3 million.

How much does it cost to list with The McKnight Team?
Standard commission structures apply, with the specific rate discussed during your listing consultation. Sellers pay commission only at closing, when the home actually sells. There are no upfront fees, listing fees, or marketing fees.
Average days on market varies by town, price point, and season. Some homes sell in the first weekend. Others take longer depending on pricing strategy and market conditions. During your listing consultation, we’ll review current data for your specific town and price range so you have realistic expectations.
It depends on the home and the market. Some repairs return three to five dollars for every dollar spent. Others don’t return their cost. We walk through your home during the listing consultation and identify which improvements are worth doing and which aren’t. We do not recommend changes that won’t pay for themselves.
Comparable sales analysis based on recent sold properties in your specific neighborhood, with adjustments for condition, features, and current market conditions. We do not price homes based on what the seller hopes to get. We price based on what the market is paying for similar homes right now.
We re-evaluate. Most homes that don’t sell at the original list price have either a pricing issue, a presentation issue, or a marketing issue. We diagnose which one and adjust. Sellers are not locked into long contracts with us if the relationship isn’t working.

We handle the negotiation on your behalf, with you making the final decisions. When offers come in, we present them to you with a full analysis of contingencies, financing, inspection terms, and net proceeds. You decide whether to accept, counter, or reject.
In Pennsylvania, closing costs are typically split between buyer and seller per local custom, with specific items negotiable. Sellers usually cover the transfer tax (half of the 2% Pennsylvania transfer tax), commission, any owner’s title policy if offered, and prorations for taxes and utilities. We walk through the full settlement statement during our listing consultation so there are no surprises.
