Reserve at Rockhill is seven home sites on two to nearly four acres each, off Green Top Road in West Rockhill Township. Sal Lapio Homes starts it at $839,900, which makes it the most expensive of the four new communities carrying a Sellersville address and the only one selling real acreage.

It is also the one where the builder publishes the least, so most of this page is work we did rather than copy we repeated.

What Sal Lapio Has Published About Reserve at Rockhill

The sales office is at 321 Green Top Road, Sellersville PA 18960, and it is open by appointment only. There are seven home sites ranging from 2 to 3.85 acres. Homes are advertised at four or more bedrooms, two and a half to four and a half baths, and two or more garages, starting at $839,900.

Two things are worth flagging.

First, the builder contradicts itself on size. The community summary lists homes from 2,700 to 3,575 square feet, while the description on the same page says home sizes range from 2,700 to 3,484. Confirm square footage on the specific plan rather than either range.

Second, there are no quick move-in homes here. Sal Lapio publishes a quick move-in list across all of its communities, and as of September 21, 2026 it holds six homes in Allentown, Perkasie and East Greenville. None of them is at Reserve at Rockhill. Everything here is to-be-built, which means no finished house exists to show you what the options actually cost.

Sal Lapio does not publish plan names, plan-level pricing, an association fee, or a school district.

We Looked Up the School District Ourselves

The builder does not name a district, and a Sellersville mailing address does not tell you one, so we pulled the county record.

The parent tract on Green Top Road is parcel 52-009-078-001, held by Sal Lapio, Inc., 18.81 acres, currently enrolled under Act 319. The county assigns it to municipality 52, West Rockhill Township, and to the Pennridge School District.

That is the answer, and it is worth having before you visit rather than after. Confirm it again at your specific home site before you sign, because a seven-lot subdivision on a large parent tract can carry surprises, but the parent tract is unambiguous.

Sellersville Addresses, Rockhill Townships

Four new communities carry Sellersville mailing addresses. Not one of them is in Sellersville Borough, and we verified all four at the county parcel record.

Reserve at Rockhill and Regency at Rockhill Ridge are in West Rockhill Township. Park Hill Estates and Park Hill Villages are in East Rockhill Township. All four are Pennridge School District.

So across every new community in this market the school tax rate is common, and the municipal rate is the variable. When somebody tells you one of these communities has better schools than another, they are mistaken. They are all the same district.

The Sellersville Ladder

Because all four share a district, the prices compare cleanly. This is the full range of new construction carrying a Sellersville address as of September 21, 2026.

Park Hill Villages opens at $442,120 for a three-story townhome. Regency at Rockhill Ridge opens at $499,995 for a 55+ townhome, with finished homes that have run below that. Park Hill Estates opens at $670,000 for a single family home on a conventional lot. Reserve at Rockhill opens at $839,900 for a single family home on two to nearly four acres.

That is a $397,780 spread across one school district. The $169,900 between Park Hill Estates and Reserve at Rockhill is the clearest way to see what land costs here, because the houses are roughly comparable and the lots are not.

What $839,900 Means Around Sellersville

Zillow does not publish a separate home value index for Sellersville. The useful reference points are Bucks County at $527,322, up 3.4 percent with about 8 days to pending, and Perkasie at $526,588, up 4.1 percent with about 6 days, both through August 31, 2026. Perkasie is the nearest town with its own index that shares the Pennridge School District.

Reserve at Rockhill opens about 59 percent above both, which is ordinary for new construction and understated for acreage.
