The Faraday starts at $729,990 at 2,508 square feet. The Northbrook starts at $739,990 at 2,636 square feet and is the one plan with a first-floor owner’s suite, with two more bedrooms, a media room and flex space upstairs. All three are listed at three to four bedrooms.

Pulte notes the community is walkable to retail, about three miles from downtown Ambler, and close to Route 309, Route 611 and I-476. It does not publish a home count or an association fee.

No Finished Homes, So Every Price Is a Starting Point

Pulte lists zero quick move-in homes at Maple Glen Pointe as of September 22, 2026. That matters more than it sounds. Without a finished home to look at, there is no way to see what the design studio adds to a base price here, and the three base prices are the only numbers on the table.

The good news is those numbers sit close together. The full plan range is $30,000, from the Westmont to the Northbrook. Get the option pricing and any home site premiums in writing before you commit, because that is where the real price gets set.

Two Maple Glen Communities, Two School Districts

Maple Glen is a postal name, not a municipality, and it covers parts of two townships. The two new communities using the name show exactly why that matters.

We verified both at the county parcel record. Maple Glen Pointe is in Upper Dublin Township and the Upper Dublin School District. Preserve at Maple Glen, Sal Paone’s community of 53 carriage homes, is in Horsham Township and the Hatboro-Horsham School District.

Same mailing name, different township, different school district, different property tax bill. If you are comparing the two, that is a real difference and it is not visible from either builder’s website.

How Maple Glen Pointe Compares to Preserve at Maple Glen

Both builders sell carriage homes under the Maple Glen name, and the pricing overlaps closely at the bottom. Sal Paone’s entry plan, the Knox, starts at $699,900 for 2,250 square feet. Pulte’s Westmont starts at $709,990 for 2,465 square feet. That is $10,090 more for 215 more square feet.

The bigger gap is at the plan most buyers in this price range ask about first. Pulte’s first-floor owner’s suite plan, the Northbrook, starts at $739,990 for 2,636 square feet. Sal Paone’s first-floor owner’s plan, the Murphy, starts at $809,900 for 2,678 square feet. The Pulte plan is $69,910 less for 42 fewer square feet.

The other difference is inventory. Sal Paone has a long list of finished homes, several with published price reductions. Pulte has none. So Preserve is the place to buy something finished, and Maple Glen Pointe is the place to build.
