What Sal Paone Has Published About Preserve at Maple Glen

Sal Paone does not list a street address for the community. The builder-owned parcels we found at the Montgomery County property records office are on Denali Drive, and the county places them in Horsham Township, in the Hatboro-Horsham School District. Call for directions to the sales center.

There are 53 carriage homes and five plans. The Knox starts at $699,900 at 2,250 square feet with three bedrooms. The Cade starts at $739,900 at 2,530 square feet. The Collins starts at $779,900 at 2,537 square feet with three or four bedrooms. The Willow starts at $789,900 at 2,467 square feet, also three or four bedrooms. The Murphy starts at $809,900 at 2,678 square feet and is the plan with a first-floor owner’s bedroom.

Note the Willow and the Collins. The Willow is $10,000 more than the Collins and 70 square feet smaller. Price here follows the layout, not the size, so compare floor plans before you compare square footage.

The Finished Homes Cost Six Figures More Than Base

Sal Paone lists a deep bench of finished and nearly finished homes it calls express deliveries, and publishes a price for most of them.

The Knox starts at $699,900. The two finished Knoxes on the list are $824,900 on Lot 43 and $849,900 on Lot 44, the second with a finished basement. Both carry published reductions: Lot 43 from $854,335 and Lot 44 from $888,585, cuts of $29,435 and $38,685.

The Cade starts at $739,900. Finished Cades are listed at $839,721 on Lot 51, $875,440 on Lot 20 and $875,688 on Lot 47, and at $949,900 on Lot 5, which Sal Paone marks as reduced. A Collins on Lot 6 is listed at $1,039,378 and marked pending.

Put those next to the base prices and the finished homes run roughly $100,000 to $260,000 over their plans. The cheapest finished Knox is $125,000 above the Knox base. A published reduction tells you what the builder will take today. It does not tell you the price has found a floor, and it does not mean another cut is coming.

Two Maple Glen Communities, Two School Districts

Maple Glen is a postal name that covers parts of two townships. We verified both new communities using it at the county parcel record.

Preserve at Maple Glen is in Horsham Township and the Hatboro-Horsham School District. Maple Glen Pointe, Pulte’s carriage home community, is in Upper Dublin Township and the Upper Dublin School District.

Same name on the mailing address, different township, different district, different property tax bill. Neither builder’s website makes that comparison for you.

How Preserve Compares to Maple Glen Pointe

At the entry point the two are close. The Knox starts at $699,900 for 2,250 square feet. Pulte’s Westmont starts at $709,990 for 2,465 square feet.

At the first-floor owner’s plan they are not. Sal Paone’s Murphy starts at $809,900 for 2,678 square feet. Pulte’s Northbrook starts at $739,990 for 2,636 square feet. That is a $69,910 difference for 42 square feet.

What Preserve offers that Pulte does not right now is inventory. Maple Glen Pointe has no finished homes listed. Preserve has several, with published prices and published reductions.

What $699,900 Means in Maple Glen

The typical Maple Glen home is worth $695,971, up 5.0 percent over the past year, through August 31, 2026 (Zillow data). The Knox opens within about 1 percent of that.
