What D.R. Horton Has Published About Creekside Village
The sales center and model are at 3042 Martha Way, Pennsburg PA 18073. We pulled the parcel record at the Montgomery County property records office for both a single family lot and a townhome lot on Martha Way. Both sit in Red Hill Borough, in the Upper Perkiomen School District.
The townhomes are one plan, the Lafayette: three stories, three bedrooms, two and a half baths, a one-car garage and 1,969 square feet, starting at $408,990.
The single family homes come in three plans, all two stories with four bedrooms, two and a half baths and a two-car garage. The Penwell Rear Load starts at $583,490 at 2,191 square feet. The Galen starts in the $634s at 2,384 square feet. The Henley starts in the $659s at 2,600 square feet.
One small thing to flag: D.R. Horton’s own description says the single family homes come in two floor plans from 2,351 to 2,600 square feet. The plan list shows three, starting at 2,191. Go by the plan list.
D.R. Horton does not publish a home count or an association fee for either product.
The Biggest Henley Is the Cheapest One
Five single family homes were listed on September 22, 2026.
Three are Henleys. Two are the standard 2,600 square feet, at $664,120 on 3055 Martha Way and $674,120 on 3045 Abigail Way. The third, on 3049 Martha Way, has a bonus living space added upstairs that takes it to 2,922 square feet, and it is listed at $649,620.
So the largest Henley is $14,500 less than one standard Henley and $24,500 less than the other, and it sits below the Henley’s own starting price in the $659s. Ask the sales office what separates it from the other two before you assume it is the better buy.
The other two: a Galen at 3043 Martha Way, 2,384 square feet, listed at $624,120 after a published cut from $639,120, which also puts it below the Galen’s starting price. And a Penwell at 3016 Dolley Lane, 2,191 square feet, at $593,620.
The Townhomes, and the Same Plan in Sellersville
Five townhomes were listed, all Lafayettes at 1,969 square feet on Martha Way, from $424,620 to $458,120. The cheapest, at 3073 Martha Way, carries a published cut from $441,120. That is a $33,500 spread on an identical home.
D.R. Horton sells the same Lafayette plan, same 1,969 square feet, at Park Hill Villages in East Rockhill Township outside Sellersville, where it starts at $442,120. Here it starts at $408,990. Same builder, same house, $33,130 apart.
Three Pennsburg Addresses, Three Municipalities
The three new communities with a Pennsburg address are each in a different municipality. We verified all three at the county parcel record. Creekside Village is in Red Hill Borough. Deerfield is in Pennsburg Borough. Glenwood Chase is in Upper Hanover Township.
All three are in the Upper Perkiomen School District, so the school portion of the tax bill is set the same way at each. The municipal portion is not.
What $408,990 Means in Pennsburg
