Deerfield is Berks Homes’ community off Deerfield Boulevard, and the Ivy starts at $392,990. That is the lowest starting price we track for a new home in Montgomery County outside of condominiums. Four homes are under construction on Fawn Way from $419,990 to $459,990.
It is also the only one of the three new Pennsburg-address communities that is actually inside Pennsburg Borough.

What Berks Homes Has Published About Deerfield
The sales office is at 706 Deerfield Boulevard, Pennsburg PA 18073, open by appointment Wednesday through Saturday. We pulled the parcel record at the Montgomery County property records office for a home on Fawn Way: Pennsburg Borough, Upper Perkiomen School District.
Berks lists Deerfield online two ways, as Deerfield and as Deerfield Duplex Homes, with the same sales office. The Deerfield listing publishes no plans or prices. Everything with a number on it sits under the Duplex Homes listing, which Berks describes as single family and duplex homes together.
There are four plans, all three bedrooms and two and a half baths. The Ivy starts at $392,990 at 1,546 to 1,778 square feet. The Barberry Duplex starts at $404,990 at 1,621 to 1,849 square feet. The Rose starts at $412,990 at 1,585 to 2,272 square feet. The Daisy starts at $427,990 at 1,695 to 2,547 square feet.
Berks does not publish a home count or an association fee.
Four Homes Under Construction
As of September 22, 2026, Berks lists four homes under construction, all on Fawn Way.
An Ivy at 712 Fawn Way, 1,780 square feet with a one-car garage, is $419,990, or $27,000 over the Ivy base.
A Barberry Duplex at 740 Fawn Way, 1,853 square feet with a two-car garage, is $429,990, $25,000 over its base.
Two Roses at 727 and 725 Fawn Way, both 2,146 square feet with three and a half baths and a one-car garage, are $454,990 and $459,990. Identical homes, $5,000 apart, and $42,000 and $47,000 over the Rose base.
Across all four, the finished homes run $25,000 to $47,000 over their plan’s starting price.
Note that two of the finished homes are listed a few square feet larger than the top of their plan’s published range. It is a small gap, but go by the square footage on the specific home.
Three Pennsburg Addresses, Three Municipalities
The three new communities using a Pennsburg address each sit in a different municipality. We verified all three at the county parcel record. Deerfield is in Pennsburg Borough. Creekside Village is in Red Hill Borough. Glenwood Chase is in Upper Hanover Township.
All three are Upper Perkiomen School District, so the school portion of the tax bill is set the same way. The municipal portion differs.
How Deerfield Compares
The cheapest way into each new Pennsburg-address community: Deerfield’s Ivy at $392,990, Creekside Village’s Lafayette townhome at $408,990, Creekside’s single family Penwell at $583,490, and Glenwood Chase’s Caldwell at $679,604.
Deerfield’s Barberry Duplex at $404,990 and Creekside’s Lafayette at $408,990 are the closest head to head, $4,000 apart. They are different products, a duplex against a three-story townhome, so walk both.
What $392,990 Means in Pennsburg
The typical Pennsburg home is worth $431,499, up 2.7 percent over the past year, through August 31, 2026 (Zillow data).
