What Eddy Has Published About Bronson Estates
The community address is 340 Bronson Circle, Collegeville PA 19426. We checked the county parcel record for that address (parcel 230000088069). It reads Trappe Borough and the Perkiomen Valley School District, on a lot of 68,435 square feet. Eddy lists no quick move-in homes, so the last homesite is build to order.
Seven plans: Victoria $985,900 for 2,164 square feet or more. Petersburg $1,009,900 for 2,347. Balvenie $1,039,900 for 2,584. Monteverdi $1,049,900 for 2,437. Bowmore $1,089,900 for 3,037. Aberlour $1,108,900 for 3,223. Rosebank $1,209,900 for 3,974. Eddy does not publish the association fee.
The Monteverdi is $10,000 more than the Balvenie while being 147 square feet smaller, with 3 bedrooms minimum against 4. Ask what the Monteverdi includes that the Balvenie does not.
What the County Record Shows
County records show three Bronson Circle homesites recorded between May and July 2026 at $500,000 to $525,000, all coded as vacant land. Those are land records only. Ask Eddy how the homesite and the home are contracted on the last lot, and what the $985,900 starting price includes.
The Same Bowmore, $410,000 Apart
Eddy sells the same Bowmore plan, 3,037 square feet or more, at its Briarwood community in Lower Salford Township on a homesite of two acres or more. There it starts at $1,499,900. Here it starts at $1,089,900. Same builder, same plan, $410,000 apart, as of late September. As of October 4, 2026, Eddy no longer lists Briarwood on its website. Land and location make up the difference.
What $985,900 Means in Trappe and Collegeville
Zillow puts the typical Trappe home value at $449,084, up 1.5% over the past year, and the typical Collegeville home value at $580,831, up 2.3% (both updated 8/31/2026). The Victoria is about 2.2 times the Trappe figure and about 70% above the Collegeville figure. What This Means for You
One acre-plus homesite and seven plans. Choose the plan on what you need, not on the smallest price, because the price does not track square footage in a straight line here. The school district appears here only because it sets the school portion of your property tax bill, and Perkiomen Valley is what sets it on these homes.
Register with us before your first visit. Eddy pays the buyer agent fee from its own marketing budget, so representation costs you nothing and the home does not get cheaper without it. Let’s talk.
