Charterfield Landing is the largest and priciest of the three Toll Brothers communities in Collegeville. Fifty-five home sites on about 57 acres off Jubb Lane in Upper Providence Township. Base pricing opens at $1,092,995 and the finished homes run $1,149,000 to $1,425,000.
Toll sells two of these same floor plans at its other two Collegeville communities, in the same school district, for less money. A sales office has no reason to walk you through that comparison.

What Toll Brothers Has Published About Charterfield Landing
The community sits in Collegeville 19426, Montgomery County, inside Upper Providence Township, and feeds Perkiomen Valley School District. The sales center is at 4037 MacCormack Way, the same office that sells Boxwood, so one trip covers both.
Homes are two stories with basements and side-entry garages, and a first-floor bedroom suite is an option across the line. Toll publishes three plans. The Laney opens at $1,092,995 at 3,520 square feet. The Rollins opens at $1,112,995 at 3,677 square feet and has the decorated model on site. The Cloverfield opens at $1,272,995 at 4,658 square feet. Bedrooms run four to five, garages two to four.
Toll states the community won two 2026 Best in Pennsylvania Living Awards from the Home Builders Associations of Bucks, Montgomery, Chester and Delaware Counties, for Single-Family Community of the Year and for Best Interior Merchandising on the Rollins model.
Toll does not publish an association fee, home site sizes, or an amenity list. Ask about all three before you sign anything.
Two Identical Homes, One Extra Garage Bay, Same Price
Four homes were finished or close to it on September 21, 2026, all on Jubb Lane.
Home Site 29 at 755 Jubb Lane is a Rollins Craftsman, 3,809 square feet, five bedrooms, four and a half baths, two garage bays, $1,175,000, delivering September 2026.
Home Site 39 at 775 Jubb Lane is also a Rollins Craftsman. Also 3,809 square feet, five bedrooms, four and a half baths. It has three garage bays, it is move-in ready, and it is also $1,175,000.
Same plan, same square footage, same price, one more garage bay. The reason lives in the option sheet and the home site premium rather than on the website, so we will not guess at it. What we will say is that if one of those homes is on your list, both should be, and the sales office should put the two option sheets in front of you side by side.
The other two: Home Site 30 at 757 Jubb Lane is a Laney Newhaven, 3,520 square feet, $1,149,000, October 2026. Home Site 38 at 773 Jubb Lane is a Cloverfield Georgetown, 4,658 square feet, $1,425,000, February 2027.
Set those against base and you get a read on what the design studio costs here. The Laney Newhaven runs $56,005 over the Laney base at identical square footage. The Cloverfield Georgetown runs $152,005 over its base, again at identical square footage. Both Rollins homes are 3,809 square feet against a 3,677 base, so they carry an expanded footprint on top of finishes and their premium is not a clean comparison.
The Same Toll Home Costs $93,000 Less Down the Road
Toll runs three communities in Collegeville, all three feeding Perkiomen Valley School District, and the Rollins sells at all three. Boxwood lists it at $1,019,995. Linden Ridge lists it at $1,061,995. Charterfield Landing lists it at $1,112,995. Same builder, same plan, same 3,677 square feet, same district, same town, and a $93,000 spread end to end.
The Laney runs the same way. Boxwood lists it at $999,995 and Charterfield Landing at $1,092,995, a $93,000 gap on the same plan. One caveat on that one: Toll publishes the Laney base at 3,537 square feet at Boxwood and 3,520 here, so the starting configurations are not quite the same. The Rollins is the cleaner comparison, because Toll lists it at 3,677 square feet in all three communities.
What the extra money buys here is the community itself. Fifty-five home sites on roughly 57 acres with open space around them, against 10 homes at Boxwood and 26 at Linden Ridge. Whether that is worth $93,000 is your call. It is an easier call to make when you know the number before you walk in.
What $1,092,995 Means in Collegeville
The typical Collegeville home is worth $580,831, up 2.3 percent over the past year, and homes go to pending in about seven days, through August 31, 2026 (Zillow data). Charterfield Landing opens at roughly 1.9 times that figure.

If the Rollins is the plan you want, price it at all three Collegeville communities before you commit. If Charterfield Landing is where you want to be anyway, go in knowing what the other two charge. That is useful in a conversation about a home site premium.
