What Toll Brothers Has Published About Linden Ridge

The community is in Collegeville 19426, Montgomery County, and feeds Perkiomen Valley School District. The sales center is at 12 Scholl Drive. Toll describes an enclave of 26 homes with many on a cul-de-sac, close to Route 422 and within reach of Phoenixville and King of Prussia.

Homes are two stories with basements. Bedrooms run four to five, baths two and a half to four and a half. Toll publishes four plans. The Lorimer opens at $885,995 at 2,776 square feet and has the decorated model on site. The Pickering opens at $899,995 at 3,029 square feet. The Groton opens at $979,995 at 3,352 square feet. The Rollins opens at $1,061,995 at 3,677 square feet.

One thing worth flagging. Toll’s own community bullet describes the plans as ranging from 2,776 to 3,706 square feet, but the largest plan it lists is the Rollins at 3,677. Confirm square footage on the specific plan rather than the range in the marketing copy.

Toll does not publish an association fee or home site sizes. Ask about both on a first visit.

Two Finished Homes, $3,005 and $213,005 Over Base

There are two finished homes here, and between them they show the entire range of what the design studio can do to a price.

Home Site 18 at 190 West 3rd Avenue is a Lorimer Huntingdon. It is 2,776 square feet, five bedrooms, three baths, two garage bays, move-in ready, priced at $889,000. The Lorimer base is $885,995. That home is $3,005 over base at identical square footage. For practical purposes it is a to-be-built house that somebody already built, with the finishes chosen for you and no waiting.

Home Site 8 at 333 West 1st Avenue is a Rollins Modern Farmhouse. It is 3,677 square feet, four bedrooms, three and a half baths, two garage bays, delivering November 2026, priced at $1,275,000. The Rollins base is $1,061,995. That home is $213,005 over base at identical square footage.

Same community, same builder, same 26 homes. One finished house carries $3,005 of choices and the other carries $213,005 of them.

That is the clearest illustration on our site of something buyers consistently underestimate. The base price is the floor, not the number. Two buyers walked into the same design studio and walked out $210,000 apart. Neither was wrong. But if you are budgeting from the base price on the website, you are budgeting from the lowest number in the building.

Go see both homes. Standing inside the $3,005 house and then the $213,005 house teaches you more about your own taste and budget than any spreadsheet will.

The Cheapest Toll Home in Collegeville

Toll runs three communities in Collegeville, all feeding Perkiomen Valley School District. Linden Ridge has the lowest entry point of the three, because it is the only one selling a plan under 3,000 square feet.

The Lorimer at $885,995 is the only Toll home in Collegeville opening under $900,000. Boxwood starts at $999,995 and Charterfield Landing at $1,092,995, both on Laney plans above 3,500 square feet. If your number is under a million and you want a new Toll home in this district, this is the community that has one.

Where Linden Ridge stops being the bargain is at the top of its own line. The Rollins here is $1,061,995. That same Rollins is $1,019,995 at Boxwood, which is $42,000 less for the identical 3,677 square foot house in the same town and the same district. So the answer to which Collegeville community is cheapest depends entirely on which plan you want, and it flips partway up the line.

What $885,995 Means in Collegeville

The typical Collegeville home is worth $580,831, up 2.3 percent over the past year, with homes going to pending in about seven days, through August 31, 2026 (Zillow data). Linden Ridge opens at roughly 1.5 times that figure.

That is the closest any Toll community in Collegeville sits to the town’s own number.
