This is the Delaware County housing market report from The McKnight Team. It covers every residential sale in Delaware County’s 49 municipalities, from Radnor and Haverford on the Main Line to Chester and the boroughs along the Delaware River. We pull the numbers from Bright MLS and update this page every month.
What the Delaware County Numbers Mean
Delaware County is a seller’s market. The median home sold for $380,000 over the last six months. Half of all homes went under contract in 7 days or less. With 941 homes for sale and about 510 selling each month, the county holds 1.8 months of supply. A balanced market usually runs closer to five or six.
Pricing still matters. About two in three resale homes sold at or above their final asking price. The ones that sold under asking sat on the market a median of 27 days, against 5 days for homes that sold at or above. Four in ten of them had already taken a price cut.
One number stands out. The median asking price on homes for sale right now is $329,900. That is $50,100 below the median sale price. Homes under $300,000 sell slower here, a median of 14 days, so they pile up on the shelf. They are 35 percent of sales but 46 percent of current listings.
Delaware County Home Sales by Month
The six month figures above smooth out the season. Here is the same window one month at a time.
| Month (closed) | Homes sold | Median price | Median days to contract | Sale-to-list |
|---|---|---|---|---|
| April | 468 | $350,000 | 7 | 101.1% |
| May | 534 | $366,500 | 5 | 101.1% |

| August | 536 | $400,000 | 10 | 98.7% |
| September | 375 | $350,000 | 11 | 100.0% |
June was the busiest month of the window, with 578 closings, and the most expensive, at a $420,000 median. By late summer the pace had slowed. Median days to contract reached 10 in August and 11 in September. Some of that is the normal fall slowdown. Starting next month, this report adds the same six months from 2025 so you can see how much.

How Much Supply Is There at Each Price?
Months of supply tells you how long the current listings would last if no new homes came on the market. It is the clearest way to see who has the advantage at each price.
| Price range (sale price) | Homes sold | For sale now | Months of supply | Median days to contract | Sale-to-list |
|---|---|---|---|---|---|
| Under $300,000 | 1,073 | 437 | 2.4 | 14 | 97.7% |
| $300,000 to $499,999 | 900 | 211 | 1.4 | 6 | 101.1% |

| $1,000,000 and up | 307 | 94 | 1.8 | 4 | 104.6% |
Above $300,000, Delaware County has 1.4 to 1.8 months of supply, and competition gets stronger as prices rise. Homes over $1 million sold at 104.6 percent of list on average and went under contract in a median of 4 days, as fast as any price range. Under $300,000, supply is 2.4 months and homes sold for 97.7 percent of list.

Town by Town Delaware County Market Reports

What Buyers Should Know Right Now
Above $300,000, expect to compete, and expect more competition the higher you go. Get fully approved before you tour, and be ready to write an offer within a few days of a home hitting the market. Under $300,000, there is more on the shelf and more room to negotiate. Homes in that range sold below asking on average.
What Sellers Should Know Right Now
Buyers in Delaware County are still paying full price for homes that are priced right. They are skipping the ones that are not. Homes that sold under asking sat more than five times as long as the rest. Half of the homes that sold at or above asking were under contract within 5 days of listing. Price it to the data, not to a neighbor’s spring sale.
