The three sides of the address are not the same market. The Radnor Township side closed 68 sales at a median of $1,210,500. The Upper Merion side closed 35 at $810,000. That is a $400,500 spread between two counties on one postal address. The Tredyffrin side is in Chester County and is not counted in these figures.
One figure runs backwards from what you would expect. The median asking price on current inventory is $1,250,000, which is $150,000 above the closed median. Tredyffrin Township is Chester County and Tredyffrin-Easttown School District. Upper Merion Township is Montgomery County and Upper Merion Area School District. What Is It Like to Live in Wayne, PA?
Wayne has the best downtown on the Main Line and it is not close. Lancaster Avenue at Wayne Avenue is the commercial heart, one block from the station, and the Downtown Wayne Historic District was designated in 2012. The Wayne Hotel, the art deco Anthony Wayne Theater and the Wayne Art Center, which has been here since 1931, all sit within a few blocks. Chanticleer Garden is just outside town.
The housing runs from Victorian estates in North and South Wayne to postwar detached homes, a meaningful condominium stock and a handful of townhouse communities. Denbigh closed 4 at $1,495,000, above the town median, and together with South and North Wayne they are most of what a buyer at the top of this market is choosing between.
Glenhardie and Glenhardie Condos
The clearest illustration of how wide this address runs. Glenhardie detached homes and Glenhardie Condos share one neighborhood name and trade far apart. Both sit on the Tredyffrin side in Chester County, so their sales are not counted in this update.
Rebel Hill
The townhouse side, with 7 townhouse sales at a median of $595,000. Interior townhouses on the Radnor and Upper Merion sides closed 11 at $595,000 and end of row units closed 4 at $697,750. Twins closed 6 at $505,000. Attached product here costs roughly half what detached does, which is the practical entry point for a buyer who wants the school district and the station without the estate price.
What Kinds of Homes Are for Sale in Wayne?
Detached homes dominated with 77 of the 103 sales at a median of $1,299,900. Interior townhouses closed 11 at $595,000, twins 6 at $505,000, condominiums and flats 5 at $790,000 and end of row townhouses 4 at $697,750. The median home that sold had 2,476 square feet above grade. Sales ran from $305,000 to $4,600,000.
Twenty nine of the 103 sales carried a homeowners association and none were age restricted. A quarter of sales closed under $695,000 and a quarter closed over $1,600,000.
