What the Morton Numbers Mean

Eighteen homes closed in Morton over the past year at a median of $302,450, and half of them went under contract within 7 days. The typical sale finished at 100.2% of asking, so buyers are paying list price but not much more. Closings ran from $120,000 for a 1900 home on Harding Avenue to $535,000 for a five-bedroom on Providence Road. With only two homes for sale right now and two under contract, a single new listing changes the picture, which is why we do not quote a median asking price for the borough.

What Buyers Should Know Right Now

Patience is the whole strategy. With about 18 sales a year, you may wait weeks for a listing that fits, then have days to act, because half of the homes that sold went under contract within a week. Have financing ready and inspect the basics on the older rowhomes, since many date to the 1880s through the 1920s. Check the tax picture too. Morton Borough council met on September 9, 2026 to consider a 1 percent earned income tax, which would change the monthly math for anyone who works. Read our coverage of the Delaware County earned income tax votes. If you are searching Morton PA homes for sale, set an alert rather than refreshing the search.

What Sellers Should Know Right Now

You have almost no competition. Two homes are on the market in the entire borough, and buyers priced out of Springfield and Media are watching for Morton PA homes for sale under $350,000. Sales ran from 84% to 114% of asking this year, and the difference was pricing. Half of the sales went under contract within a week, and the ones that ran long or closed under list were the ones that started high. Use the borough’s own sales, even if that means looking back a full year to find three good comparables.
