This is the Philadelphia housing market report from The McKnight Team. It covers every residential sale in the city, across all 46 Philadelphia ZIP codes with sales in the last six months. We pull the numbers from Bright MLS and update this page every month.
What the Philadelphia Numbers Mean
Philadelphia is close to a balanced market. The median home sold for $290,000 over the last six months. Half of all homes went under contract in 19 days or less, and the average was 49 days. With 5,281 homes for sale and about 1,200 selling each month, the city holds 4.4 months of supply. A balanced market usually runs five to six, so sellers keep a slight edge.
Pricing matters more here. Only about half of resale homes sold at or above their final asking price. The ones that sold under asking sat on the market a median of 36 days, against 9 days for homes that sold at or above. More than four in ten of them had already taken a price cut.
Under $300,000, Philadelphia has 5.2 months of supply. That is a market where buyers have room. Homes in that range are 52 percent of sales but about 62 percent of current listings. That is also why the median asking price, $260,000, sits below the median sale price.
Philadelphia Home Sales by Month
The six month figures above smooth out the season. Here is the same window one month at a time.
| Month (closed) | Homes sold | Median price | Median days to contract | Sale-to-list |
|---|---|---|---|---|
| April | 1,215 | $300,000 | 19 | 98.2% |
| May | 1,292 | $290,300 | 18 | 98.8% |
| June | 1,418 | $310,000 | 18 | 98.2% |
| July | 1,315 | $289,900 | 19 | 98.3% |
| August | 1,090 | $280,000 | 22 | 98.0% |
| September | 946 | $265,000 | 22 | 97.5% |
June was the busiest month of the window, with 1,418 closings at a $310,000 median. By September, the median had fallen to $265,000, median days to contract had reached 22, and sale-to-list was 97.5 percent. Some of that is the normal fall slowdown. Starting next month, this report adds the same six months from 2025 so you can see how much.

How Much Supply Is There at Each Price?
Months of supply tells you how long the current listings would last if no new homes came on the market. It is the clearest way to see who has the advantage at each price.
| Price range (sale price) | Homes sold | For sale now | Months of supply | Median days to contract | Sale-to-list |
|---|---|---|---|---|---|
| Under $300,000 | 3,783 | 3,248 | 5.2 | 25 | 97.0% |
| $300,000 to $499,999 | 2,131 | 1,227 | 3.5 | 15 | 99.4% |
| $500,000 to $749,999 | 806 | 404 | 3.0 | 11 | 99.7% |
| $750,000 to $999,999 | 278 | 197 | 4.3 | 12 | 99.7% |
| $1,000,000 and up | 278 | 205 | 4.4 | 21 | 99.3% |
Every price range in Philadelphia holds three months of supply or more. The tightest is $500,000 to $749,999, at 3.0 months, where homes went under contract in a median of 11 days. Under $300,000, supply is 5.2 months and homes sold for 97.0 percent of list on average.

What Buyers Should Know Right Now
Philadelphia gives buyers more room than most of the region. Under $300,000, there are 5.2 months of supply, and homes sold below asking on average. Ask how long a home has been listed. Homes that sold under asking had sat for a median of 36 days. Between $500,000 and $750,000, the pace is quicker, so be ready to move.
What Sellers Should Know Right Now
In Philadelphia, pricing shows up in how long you sit. Homes that sold at or above asking were under contract within a median of 9 days of listing. Homes that sold under asking sat four times as long, and more than four in ten took a price cut first. Price it to the data on your block, not the one across town.

How We Build This Report
Every figure comes from Bright MLS, the multiple listing service for southeastern Pennsylvania. We pull every residential sale in Philadelphia each month. Days to contract runs from the date a home was listed to the date the agreement of sale was signed. Sale-to-list compares the sold price to the final asking price. Months of supply divides homes for sale today by the average number of homes sold per month over the last six months.
