Warminster Is Building a $25 Million Clubhouse at Five Ponds. Does It Change Your Home Value?

Spirit Golf Management, a division of The Sports Facilities Companies, announced a $25 million, 27,000 square foot clubhouse at Five Ponds Golf Club, the course Warminster Township owns. It is funded by a $25 million loan that township supervisors approved last August. Golf will continue during construction, so the course stays open while the building goes up.

Warminster PA real estate questions come in two kinds after news like this. Owners near the course want to know if a new clubhouse helps their value. Every owner in the township wants to know what a $25 million loan means for the budget. Both are fair questions, and they have different answers.

What Is Being Built

The clubhouse includes an event space for up to 250 guests, a 1,400 square foot pro shop, a bar and grill, and an indoor studio with four golf simulators. Board Chairman Kenneth Hayes called it a long term investment.

The simulator studio is the detail that matters most for year round use. It gives golfers a reason to come in winter, and it keeps the building busy on days the course is closed.

At $25 million for 27,000 square feet, the building works out to $925.93 per square foot. That is a large public number, and it is the one most residents will remember when the next township budget comes out.

Does a Clubhouse Raise Warminster PA Real Estate Values?

Sometimes, but slowly. A year round event space and a restaurant give the course a reason to be busy in January, not just in June. Buyers notice places they can walk or drive to in five minutes, and a full calendar of events makes the course part of daily life rather than a view.

Event space also brings wedding guests, golf outings, and community groups onto the property. Each visit puts Warminster in front of people who may not live there yet, and some of them will come back as buyers.

Warminster does not need a clubhouse to sell homes. The typical home value in the 18974 ZIP code is $500,223, up 3.3% over the past year, and homes go pending in about five days, per Zillow data through August 31, 2026. That is faster than the Bucks County figure of about eight days, per the same Zillow data.

So if you own near Five Ponds, think of the clubhouse as a long term plus, not a reason to raise your price today. Buyers will pay for it once it is open and busy.

What the Loan Means for Every Owner

This is the question that touches every household, not just the ones near the course. The township borrowed $25 million. The announcement does not lay out how the loan is repaid, and that is the detail worth asking about.

You do not have to guess. Township budgets are public records. Ask at a supervisors meeting, or read the budget when it is posted, and look for the line that covers the Five Ponds debt.

If clubhouse revenue covers the payments, owners see the benefit without the bill. If it falls short, the gap lands in the township budget. Watch the budget hearings each fall and ask how the Five Ponds loan is performing. Your tax bill is where that answer will show up.

If You Own or Want to Buy in Warminster

If you are selling, your home is already in a market moving faster than the county as a whole. Price it on today’s sales, and mention the clubhouse plan as something coming, not something buyers should pay for now. A construction fence is not a selling point. A finished building with an open bar and grill will be.

If you are buying, five days to pending means you need to be ready before you see the house. Our Warminster community guide covers the neighborhoods around Five Ponds and how quickly homes there are moving. We will get you set up to move as fast as this market does, with financing ready before the first showing.
