What Judd Builders Has Published About The Reserve at Chalfont
The welcome center is at 5 Warren Drive, Chalfont PA 18914, open by appointment Monday through Friday. We pulled the parcel record at the Bucks County Board of Assessment: Chalfont Borough, Central Bucks School District. The Chalfont train station is close by.
Judd offers two plans. The Jordan is 1,999 square feet with three bedrooms, two and a half baths, a two-car garage and a finished first-floor flex room with a walk-out to the rear yard. The Hamilton is 1,984 square feet with three bedrooms, two and a half baths and a two-car garage. Judd says every home in the community has three bedrooms and a two-car garage.
Both plans are listed as contact for pricing. Judd also does not publish an association fee or delivery dates for its finished homes. Get all three in writing on your first appointment.
The Model Costs $142,902 More Than the Same Plan
Judd lists four quick delivery homes, identified by homesite number rather than street address.
Homesite 27 is a Jordan at 1,999 square feet for $578,300, the least expensive home available in the community. Homesite 28 is also a Jordan at 1,999 square feet for $591,151. It is $12,851 more and has three full baths and one powder room, where Homesite 27 has two of each.
Homesite 29 is a Hamilton at 1,984 square feet for $602,598. Homesite 47 is the Hamilton model, the same 1,984 square feet and the same bedroom and bath count, for $745,500.
That is $142,902 between two homes built on the same floor plan. The model carries everything the builder put in it to sell the community, and it can be a reasonable purchase if those are the finishes you want. But understand what you are touring. The house you walk through is the most expensive Hamilton in the community, and the standard one is about $143,000 less.
Three Chalfont Addresses, Three Municipalities
Three new townhome communities carry Chalfont mailing addresses, and we verified each one at the county parcel record. The Reserve at Chalfont is in Chalfont Borough. Westview Square is in New Britain Borough. Birch Run at New Britain is in New Britain Township.
All three are in the Central Bucks School District, so the school portion of the tax bill is set the same way at each. The municipal portion is not, and that is the real variable between them.
How The Reserve at Chalfont Compares
The cheapest home available today at each community: Westview Square at $569,990 for 1,953 square feet, The Reserve at Chalfont at $578,300 for 1,999 square feet, and Birch Run at $599,000 for 2,212 square feet. All three are three-bedroom townhomes.
The Reserve is the largest of the three at 61 homes, against 44 at Birch Run and 18 at Westview Square, and it is the only one where the builder states a two-car garage for every home. Judd is also the only one of the three that does not publish a base price by plan, so the finished homes are the only hard numbers available before you sit down with the sales team.
What the Mid $500s Means in Chalfont
The typical Chalfont home is worth $614,673, up 4.1 percent over the past year, through August 31, 2026 (Zillow data). The least expensive finished home here, at $578,300, is about 6 percent below that.
The town figure covers every kind of home, mostly single family, so a townhome opening below it is expected. What it does show is that all three new townhome communities in Chalfont offer a way into the Central Bucks School District for less than a typical resale house in town.
