What Pulte Has Published About Lewis Pointe
The homes are on Beacon Court, Royersford PA 19468. We checked the county parcel record for 120 Beacon Court (parcel 610003034154). It reads Upper Providence Township and the Spring-Ford Area School District.
Pulte describes 3 to 4 bedroom townhomes with 2.5 or 3.5 baths, a two-car garage and a flex room. The Granton is three stories, 2,175 square feet, from $567,990. Pulte does not publish the association fee or a sales office address on the community page.
The Two Finished Homes
102 Beacon Court, Lot 10404, available now: 3 bedrooms, 2 baths plus a lower level powder room, 2,175 square feet, $579,990. It has the three-story rear extension and a third floor deck. 120 Beacon Court, Lot 10301, available October 2026: an end unit with 4 bedrooms and 3 baths, including a bedroom and bath on the ground level, 2,175 square feet, $559,990.
102 Beacon Court is $12,000 over the Granton starting price. The end unit with the fourth bedroom is $8,000 under it. As of October 4, 2026, Pulte also prints an original price on both. 102 Beacon Court shows $615,616 before a $35,626 cut, and 120 Beacon Court shows $589,310 before a $29,320 cut. A published cut says the builder decided the original price would not sell the home. It does not tell you there is a floor, and it does not mean another cut is coming.

Three homes remain and two are finished. If the end unit fits, the extra bedroom and ground level bath cost $17,320 more than 102 Beacon Court. The school district appears here only because it sets the school portion of your property tax bill, and Spring-Ford Area is what sets it on these homes.
Register with us before your first visit. Pulte pays the buyer agent fee from its own marketing budget, so representation costs you nothing and the home does not get cheaper without it. Let’s talk.
