What Rouse Chamberlin Has Published About Alderwood Run
The model and sales office are at 302 East Sawyer Court, Royersford PA 19468, open Thursday through Monday, 11 to 5, closed Tuesday and Wednesday. We checked the county parcel record for 306 East Sawyer Court (parcel 370002560103). It reads Limerick Township and the Spring-Ford Area School District, which matches what the builder states.
Every plan has 3 bedrooms and 2.5 baths. The Villa collection is three stories with a one-car garage: Newport and Westerly at $479,990 for 2,169 square feet, and Newport Grand and Westerly Grand at $514,990 for 2,375. The Signature collection is two stories with a two-car garage: Carlton at $519,990 for 1,700 square feet, Carlton Grand at $534,990 for 1,892, Sutton at $536,990 for 1,902, and Sutton Grand at $559,990 for 2,094. Select plans offer a finished basement.
Two published figures do not line up with the plan list. The community header shows a range up to $669,154, and the overview mentions up to 2,848 square feet. The highest plan price listed is $559,990 and the largest plan is 2,375 square feet. Ask what each figure includes. Rouse Chamberlin does not publish the association fee.
Stories and Garage Spaces Set the Price
The Carlton is $40,000 more than the Newport and 469 square feet smaller. That works out to about $306 a square foot for the Carlton against about $221 for the Newport. The Carlton is two stories with a two-car garage. The Newport is three stories with a one-car garage. At Alderwood Run the price follows the number of floors and the garage, not the square footage. Decide which of those matters to you before you choose a plan.
Three Homes Available Now, All Reduced
306 East Sawyer Court: three stories, one-car garage, 2,169 square feet, now $514,987, reduced $35,300 from $550,287. 308 East Sawyer Court: three stories, one-car garage, 2,169 square feet, now $499,447, reduced $50,300 from $549,747. 109 Alderwood Lane (Rouse Chamberlin lists it as 109 Alderwood Run): two stories, two-car garage, 3.5 baths, 2,528 square feet, now $649,408, reduced $30,000 from $679,408. Rouse Chamberlin lists all three as ready now.
The finished home at 306 East Sawyer Court is $34,997 over the Newport starting price at the same square footage, and $3 less than the starting price of an unbuilt Newport Grand. Next door, 308 East Sawyer Court is the same 2,169 square feet at $499,447, which is $19,457 over the Newport starting price. A published cut tells you the builder decided the original price would not sell the home. It does not tell you there is a floor, and it does not mean another cut is coming.

What This Means for You
Budget from the recorded sales, not the base price. Then walk a Villa and a Signature plan back to back, because the choice between them is floors and garage spaces against square footage. The school district appears here only because it sets the school portion of your property tax bill, and Spring-Ford Area is what sets it on these homes.
Register with us before your first visit. Rouse Chamberlin pays the buyer agent fee from its own marketing budget, so representation costs you nothing and the home does not get cheaper without it. Let’s talk.
