What the King of Prussia Numbers Mean

Upper Merion is a fast market with a wide price band. Half of the 208 homes that closed since March went under contract within 8 days, and the typical sale finished at 100.6% of asking. The average of 28 days shows that some listings sit far longer than the median. The median sale price of $547,250 sits below the $570,000 median asking price because the current shelf is heavy on new townhomes near the Town Center and on larger homes toward Gulph Mills and Wayne.

Where Is King of Prussia? County, Township, and ZIP

What Is It Like to Live in King of Prussia, PA?

King of Prussia is built around retail, offices, and highways. The King of Prussia Mall, one of the largest malls in the United States, holds about 450 stores anchored by Nordstrom, Macy’s, Neiman Marcus, and Bloomingdale’s. A short walk away, the King of Prussia Town Center opened in phases from 2014 to 2016 with Wegmans, REI, and a row of restaurants along a walkable main street. Both sit inside the larger Village at Valley Forge, a 122-acre mixed-use development that also includes a CHOP specialty care center.

The open space is real. Valley Forge National Historical Park, about 3,500 acres in all, has its largest section inside the township, with Washington’s Headquarters, the National Memorial Arch, and the 5-mile Joseph Plumb Martin Trail loop. The Schuylkill River Trail runs 2.2 miles along the river inside the township and connects to the park, and the Chester Valley Trail extension adds 3.8 miles toward Norristown. Upper Merion is also one of the region’s largest job centers, with CSL Behring, Arkema, Jefferson Health, CHOP, and the Discovery Labs campus among the employers in its office parks.

Getting around means driving. The Schuylkill Expressway (I-76), the Pennsylvania Turnpike (I-276), Route 202, and Route 422 all meet here, and the Blue Route (I-476) begins at the Mid-County interchange nearby. There is no Regional Rail station in King of Prussia. SEPTA halted the planned rail extension in March 2023. The King of Prussia Transit Center at the mall serves bus routes 92, 99, 123, 124, 125, and 139, with the 124 and 125 running express to Center City. The nearest rail stops are Gulph Mills on the Norristown High Speed Line and the Norristown Transportation Center for the Manayunk/Norristown Line.

What Buyers Should Know Right Now

Decide what you are buying before you look at price. A $450,000 budget buys a two-bedroom condo on Goddard Boulevard or a three-bedroom rancher on Hillview Road, and those carry very different monthly costs once condo fees and taxes come in. Well-priced single-family homes still go under contract in about a week, so have financing settled before you tour. Two local stories are worth reading before you buy: the township’s $197 million stadium proposal at Moore Park and the rejected data center plan and the state’s new permitting order, both of which shape traffic and taxes for years. If you are searching King of Prussia PA homes for sale, filter by property type first.

What Sellers Should Know Right Now

The market rewards accurate pricing fast and punishes optimism slowly. Homes that closed since March finished at 100.6% of asking with a median of 8 days to contract, but the average of 28 days shows what happens to listings that start high. Single-family sellers have the strongest hand. Of the 53 homes for sale right now, a large share are condos and new townhomes, so a well-kept rancher or colonial has little direct competition among King of Prussia PA homes for sale. Price to recent closings in your own neighborhood, not to the Town Center townhomes.
