No other builder in our coverage publishes reductions this way. Most simply relist at the lower number and you never see the first one. What a published cut tells you is narrow but real: the builder has decided the original number was not going to move that house. It does not tell you the floor, and it does not mean another reduction is coming. Both of those are questions for someone asking on your behalf rather than assumptions to make from a web page.
What That Means in King of Prussia
The typical King of Prussia home is worth $500,139, up 3.0% over the past year, and homes go to pending in around 11 days, per Zillow data through August 31, 2026. Base pricing here opens about 38 percent above that figure.
Note the 11 days. Across the Bucks and Montgomery towns we track, most run six to nine days to pending. King of Prussia is the slowest in the group, and it is also the only community where the builder is publishing price cuts. Those two facts sit next to each other, and a buyer should weigh them together rather than treat the discounts as a limited time event.
For a seller in the area, the same two facts matter in reverse. A builder cutting $50,000 on finished inventory a mile away is competition for your listing, and it sets a ceiling your pricing has to respect.
