Foxlane Homes has submitted a sketch plan to Whitemarsh Township for part of Karamoor Farm. The plan covers about 16 acres of the farm plus a small adjacent parcel off Skippack Pike. It calls for 40 single family homes and 10 twin homes.
Whitemarsh Township new homes are back on the agenda. Fifty of them, in an area where Zillow showed just 40 homes for sale around Blue Bell at the end of August.
Where the Karamoor Farm Plan Stands
A sketch plan is an early step. It shows the township a basic layout before detailed engineering. The proposal has not yet been scheduled for review by the Whitemarsh planning commission. After that review, a plan like this would typically still need preliminary and final approval from the township.
The land sits in two zoning districts, AD Attached Dwelling and AA Residential. Foxlane is also asking for three waivers from the township subdivision and land development ordinance. One would allow a cul de sac shorter than required. Another would allow a smaller turnaround radius than standard. The third would permit un-lotted development, which generally means the homes do not each sit on their own subdivided lot.
Foxlane knows this corner. The builder developed Ironstone at Blue Bell, the neighboring community at Butler and Skippack pikes. That history gives the township a track record to look at, and it gives you a preview of what Foxlane builds in this area.
What Fifty Whitemarsh Township New Homes Actually Change
Fifty homes will not reset prices across Montgomery County. They do change the math on one small corner of it. For a buyer who has watched the same few listings for months, that matters.
Set that against what the numbers show right now. The typical home value in the Blue Bell area is $699,676, up 3.7% over the past year, per Zillow data through August 31, 2026. Only 40 homes were listed for sale there at the end of August, with 20 new listings that month and a median list price of $748,000. Zillow does not report a Blue Bell median sale price, so the county figure fills in: $481,667 in July across Montgomery County, where homes went to pending in a median of about eight days.
Forty listings. Fifty proposed homes. The scale is clear.
Why the Waivers Matter More Than the Headline
The unit count gets the attention. The waivers decide whether the plan works as drawn. Cul de sac length and turnaround size shape how the street functions, and un-lotted development shapes how the homes are owned and maintained. Those details set what a future buyer actually gets, from the driveway to the monthly fees.
Neighbors will weigh in when the plan reaches the planning commission. Some will welcome new homes near Blue Bell. Others will worry about traffic on Skippack Pike. Both reactions are reasonable, and both will shape the final plan. If you live nearby, the planning commission meetings are public, and that is where your questions carry the most weight.
Timing is the other open question. A sketch plan is far from a building permit, and nothing here comes with a construction date yet. Plans at this stage often change before anyone breaks ground, sometimes in unit count and sometimes in layout.

If you own a home near Karamoor Farm, this plan is unlikely to move your value today, but it may change your competition later. Selling in the next year means facing today’s thin supply, not future new builds. If you are buying, do not plan around homes that do not exist yet. Buy what fits your life now, and track the plan as it moves through the township.
