Homes for sale in the Council Rock School District sit in five towns in central and lower Bucks County. This guide covers what homes cost in the district’s two biggest markets, how fast they sell, and how to confirm the district for an address before you write an offer.
Which Towns Are in the Council Rock School District?
The district covers 72 square miles. Its five municipalities are Newtown Borough and the townships of Newtown, Northampton, Upper Makefield and Wrightstown. Common mailing towns include Newtown (18940), Richboro, Holland, Churchville and Washington Crossing.
ZIP codes here cross district lines in both directions. Newtown’s 18940 ZIP code also reaches into Lower Makefield Township, which is in the Pennsbury School District. The 18966 ZIP code covers parts of Northampton Township in Council Rock, Upper Southampton Township in the Centennial School District, and Lower Southampton Township in the Neshaminy School District. Confirm the district by street address, never by ZIP code alone.
What Do Homes Cost in the Council Rock School District?
Our Bright MLS numbers for the district’s two biggest markets cover closed sales from April 1 to September 30, 2026.
In Newtown’s 18940 ZIP code, the median sale price was $763,000 across 210 sales. Half went under contract within 6 days, and the average sale closed at 100.6% of the list price. Some of those sales sit in Lower Makefield, outside the district. The full numbers are on our Newtown homes for sale page.
In Northampton Township, which includes Richboro, Holland and part of Churchville, the median was $690,000 across 250 sales. Half went under contract within 5 days, at an average of 100.8% of list price. See our Churchville and Northampton page for more.

Here is what those numbers tell us. Northampton closed more sales than Newtown’s 18940 ZIP code, at a lower median. Both markets reward a clean first offer. With half of all homes under contract inside a week, a buyer who waits for the second weekend usually misses the house. Sellers who price close to the market get their strongest offers early.

Council Rock Schools and Grades
Council Rock runs 10 elementary schools for kindergarten through grade 6, two middle schools for grades 7 and 8, and two high schools for grades 9 through 12. The high schools are Council Rock High School North in Newtown and Council Rock High School South in Holland. The district educates more than 10,000 students.
How to Confirm the District for an Address
School assignment depends on the exact street address. Check with the district at its official website, crsd.org, or call the administration office in Newtown. Do this before you sign an agreement of sale. The school field on a listing can be wrong, and it is your job to check it.
The School District and Your Tax Bill
The school district sets the largest part of your property tax bill. If you are comparing a Council Rock home with one in Pennsbury, Centennial or Neshaminy, compare the tax bills too. Our post on the 2026 Council Rock school tax increase walks through the change.
