Where Is Skippack? Township, ZIP, and the Mailing Address Problem

Skippack Township is in Montgomery County, bordered by Lower Salford to the northeast, Towamencin to the east, Worcester to the southeast, Lower Providence to the south, Collegeville to the southwest and Perkiomen to the west. It contains the villages of Creamery, Lucon, Providence Square, Skippack and part of Evansburg.

The whole township is in the Perkiomen Valley School District. All 67 sales in this window were in it, with no exceptions. What is not clean is the mail. A buyer filtering for Skippack will miss roughly ninety percent of the township, and a seller in a Collegeville addressed part of Skippack Township is often marketed as a Collegeville home, which is a different market with a different median.

What Is It Like to Live in Skippack, PA?

Skippack Village is the draw. A historic shopping district of restaurants, galleries and small storefronts along Skippack Pike, busy enough on weekends that it functions as a destination rather than just a main street. Evansburg State Park runs along the creek with hiking, horseback riding, fishing and an 18 hole golf course. Central Montgomery Park adds more fields and trails. Kuster Mill, built in 1702, is on the National Register.

Outside the village it is open land, newer subdivisions and farmhouses. The township has grown steadily without losing the space between things, which is most of why buyers choose it over the denser townships to the east.

Biltmore Estates closed 4 attached homes at $399,750, all under Harleysville addresses. Both are in Skippack Township, both in Perkiomen Valley schools, both paying Skippack Township taxes.

Traditions at Skippack and The Meadows at Skippack

The detached communities that carry the township name. Traditions at Skippack closed 3 at a median of $614,000 and The Meadows at Skippack closed 2 at $577,200. Fairlawn Court added 3 at $582,500. This band, roughly $577,000 to $614,000, is the practical middle of the detached market here.

Carriage Run and Fair Hills

Carriage Run closed 3 townhouses at a median of $415,000 and Fair Hills closed 3 twins at $427,000. Interior townhouses across the township closed 6 sales at $417,500 and end of row units closed 8 at $437,000, which is a narrow $19,500 gap and unusually consistent.

Charterfield Landing

The top of the township. Two detached homes closed at a median of $1,307,632, both new construction. This is the Toll Brothers community, and it is a large part of why asking prices run above the closed median. High end new product is a large share of what is standing on the market right now.

What Kinds of Homes Are for Sale in Skippack?

Detached homes led with 49 of the 67 sales at a median of $701,000. End of row townhouses closed 8 at $437,000 and interior units closed 6 at $417,500. Twins closed 3 at $427,000 and a single condominium closed at $290,000. The median home that sold had 1,987 square feet above grade.

Thirty nine of the 67 sales carried a homeowners association, and 18 were in age restricted communities. Sales ranged from $290,000 to $1,480,251.

New Construction in Skippack

Foxlane Homes is bringing Creekside at Skippack to the township. Toll Brothers is building Charterfield Landing, which closed its first resales this period under a Collegeville address.

Three of the 67 homes that closed were new construction, but they land at the very top of the range and they dominate the current listings. That is the single most important thing for a Skippack seller to understand right now.
