Colmar PA homes for sale are part of Hatfield Township, and The McKnight Team helps buyers and sellers see the market that actually applies to them. Colmar is a village with a post office and a train station, not a municipality. Hatfield Township covers 10 square miles and carries most of the Colmar address, with Hatfield, Lansdale and Souderton addresses covering the rest of the same township. The figures on this page cover all of Hatfield Township, because that is the market a Colmar home trades in.

What the Colmar Numbers Mean

Hatfield Township closed 90 sales in the last six months at a median of $520,500. Seventy percent of sellers got asking price or better, the average closed at 101.8 percent of list, and sixty three percent of sales went under contract within a week. The median took 5 days.

There are 23 homes for sale and 20 under contract, and the median asking price on the active inventory is $599,000 against a closed median of $520,500. That is a gap of $78,500, so recent closed sales are a better guide to value than asking prices. What you see on the market in Hatfield Township is genuinely what has been selling.

Filtering by the Colmar name alone would give you a badly incomplete picture. Only 11 of the 89 township sales carried a Colmar mailing address. Sixty six said Hatfield, seven said Lansdale and five said Souderton. All 89 pay Hatfield Township taxes and all 89 are in the North Penn School District.

Where Is Colmar? Township, ZIP, and What It Actually Is

Colmar is an unincorporated village in Hatfield Township, Montgomery County, in the 18915 ZIP code. Hatfield Township covers 10 square miles and contains Colmar along with Fortuna, Line Lexington, Oak Park, Orvilla, Trewigtown and Unionville, several of them shared with adjacent municipalities. The township borders Montgomery Township, Lansdale, Towamencin, Franconia, and Hilltown and New Britain Townships in Bucks County.

There is no Colmar borough, no Colmar tax rate and no Colmar school. What Colmar does have is a station. The SEPTA Lansdale and Doylestown Regional Rail line runs through the township with stops at Fortuna, Colmar and Link Belt, and Routes 309, 63 and 463 all cross it. For a commuter that combination is the reason to be here.

What Is It Like to Live in Colmar, PA?

Suburban and practical rather than scenic. This is a working part of central Montgomery County, with rail access, highway access and a mix of housing from postwar ranchers to newer planned communities and a Del Webb age restricted village. The Oak Park Historic District and the Bridge in Hatfield Township are both on the National Register, as is the Walter and Gertrude May Stewart Homestead.

What buyers notice is the price relative to what surrounds it. A detached home here closed at a median of $552,500 against $770,000 in Upper Dublin and $679,125 in Harleysville. Same general area, same commuting radius, meaningfully less money.

Neighborhoods in Colmar and Hatfield Township

Del Webb North Penn

The busiest named community in the township, with 7 sales at a median of $649,900, 4 of them detached. This is the age restricted village, and 14 of the 89 township sales overall were age restricted, which is a high share. If you are shopping 55 and over product in central Montgomery County, this is one of the few places with enough turnover to give you choices.

Lexington Farms and Oak Park

The core detached neighborhoods. Lexington Farms closed 5 at a median of $587,500 and Oak Park closed 4 at $561,250, both sitting close to the $552,500 township detached median. Valley Woods added 2 at $550,000. These are the comparable sets most detached sellers here should be working from.

Penn Valley Estates

The top of the township at 3 detached sales and a median of $950,000, and a good example of why the mailing address misleads. Penn Valley Estates carries a Souderton address, but it is in Hatfield Township and the North Penn School District rather than Souderton Area. A seller or buyer working from the Souderton town median would be wrong by a wide margin in both directions.

Cobblestone, Tarrington Village, and Link at Colmar

The attached side. Cobblestone closed 3 twins at a median of $425,000 and Tarrington Village closed 3 townhouses at $460,000. Link at Colmar closed 4 condominiums at $406,588, all new construction. Interior townhouses across the township closed 12 sales at $522,500, which is actually above the end of row median of $470,000, so check the specific community rather than assuming an end unit premium here.

What Kinds of Homes Are for Sale in Colmar?

Detached homes led with 60 of the 90 sales at a median of $552,500. Interior townhouses closed 12 at $522,500, end of row units closed 7 at $470,000, condominiums closed 6 at $418,122 and twins closed 5 at $428,000. The median home that sold had 1,810 square feet above grade.

Thirty two of the 90 sales carried a homeowners association and 14 were age restricted. Sales ranged from $285,000 to $1,100,000.

New Construction in Colmar

Pulte Homes is building Link at Colmar, a condominium community in the township.

Seven of the 90 homes that closed in the last six months were new construction, about one in thirteen, and four of those were Link at Colmar units. That is a modest share, so a resale seller here is competing mostly with other homeowners. Details on the community, including what is offered and what it costs, are in our new construction section.

If you are considering a builder home, talk to us before your first model home visit. Most builders require your agent to be registered on that first visit, and the sales office works for the builder, not for you.

North Penn School District

All of Hatfield Township is in the North Penn School District, which also serves Lansdale and the surrounding municipalities. All 90 sales in this window were in that one district, including the ones carrying Souderton and Lansdale mailing addresses.

That last point catches people. A home with a Souderton address in Hatfield Township is in North Penn, not Souderton Area. The district sets the school portion of the property tax bill, and that is the largest line on the bill for nearly every homeowner here, so confirm it with the district directly rather than relying on a listing. The 2026 rate for every Montgomery County municipality and the bill due dates are in our Montgomery County property tax guide.

What Buyers Should Know Right Now

Twenty three homes for sale against 90 sales in six months is roughly seven weeks of inventory, which is more room than Perkasie, Souderton or Maple Glen give you. Better still, the asking prices are honest here. With asking prices running $78,500 above recent sales, check every listing against the closed comps before you make an offer.

Search by township rather than by the Colmar name, because only about one listing in eight will say Colmar. And if you want rail access, this is one of the more affordable places in the county to get it, with three stations inside the township.

What Sellers Should Know Right Now

Sixty nine percent of sellers got asking or better and the average closed above list. Six days to contract at the median is a healthy pace. This is a steady market rather than a frantic one, and it rewards correct pricing more than aggressive pricing.

Two things specific to this township. Check whether your attached home is really an end unit premium situation, because interior townhouses here closed above end of row units and applying the usual assumption backwards will cost you. And if your mailing address says Souderton or Lansdale, make sure your pricing uses Hatfield Township and North Penn comparables rather than the town your mail says, because those are different markets with different medians.
