Whole Foods and 122 Toll Brothers Townhomes Are Coming to Upper Providence

Collegeville new construction

By Josh McKnight | The McKnight Team

The typical Collegeville home is worth $580,831, up 2.3% over the past year, and homes go pending in about seven days, per Zillow data through August 31, 2026. Those are the numbers The District at Black Rock is about to build into.

Collegeville new construction is getting a large addition: 122 Toll Brothers townhomes next to about 148,000 square feet of retail anchored by Whole Foods, L.L. Bean, and Barnes & Noble. Hightop Development is building on the former Quest Diagnostics campus at 1201 South Collegeville Road in Upper Providence Township. Completion is expected in the fourth quarter of 2027.

What the Land Prices Tell You

Hightop bought the 17.5 acre retail site for $8 million in 2024. That works out to $457,143 per acre. Toll Brothers paid $12 million in June for the adjacent 7.3 acre parcel. That is $1,643,836 per acre.

Toll paid about 3.6 times as much per acre for residential land as Hightop paid for retail land two years earlier. Spread across 122 townhomes, the land alone comes to about $98,361 per home before a single wall goes up. Builders do not pay that unless they expect strong sale prices when the homes deliver.

For you, that is a signal about where values are headed. Land cost is one of the first numbers a builder locks in, and it sets the floor for what the finished homes will cost. If you own a townhome or a smaller single family home nearby, your newest comparable sales may soon be brand new homes priced above the typical figure.

Why Collegeville New Construction Keeps Coming

Homes in Collegeville go pending in about a week. Values are still rising. Demand is outrunning what is for sale, and builders follow that signal. MSC’s Douglas Green is leading leasing on the retail side, so expect more tenant names before the project opens.

Black Rock adds something the area has not had much of: new townhomes next to a grocery store and retail. Most new homes around Collegeville are single family on larger lots. That matters if you want new construction without the price of a big yard.

Your errands change too. A grocery store, a bookstore, and an outdoor outfitter a short drive from home is a selling point you will hear from every agent in the area once the doors open.

Before You Buy or Sell Near Black Rock

If you own nearby, a Whole Foods and new retail tend to help resale over time. Do not price your home on it yet. The stores are expected in late 2027, and buyers pay for what exists today.

If you are buying, you may compete with Toll for the same buyer. A resale home that is ready now has an edge over a townhome that delivers in 2027. Our Collegeville community guide tracks how quickly homes are moving in town. We will help you compare a resale offer to a new build, line by line.
