Homes for sale in the Central Bucks School District sit in nine towns across the middle of Bucks County. This guide shows what homes cost in the district’s busiest markets, how fast they sell, and how to confirm the district for any address before you make an offer.

Which Towns Are in the Central Bucks School District?

The district covers more than 120 square miles. Its nine municipalities are Chalfont, Doylestown and New Britain boroughs, plus Buckingham, Doylestown, New Britain, Plumstead, Warrington and Warwick townships. Common mailing towns include Doylestown (18901 and 18902), Chalfont (18914), Warrington (18976), Furlong, Jamison and New Britain.

Mailing towns do not follow district lines. Chalfont’s 18914 ZIP code also reaches into Hilltown Township, which is in the Pennridge School District. Other mailing towns cross township lines too. Confirm the district by street address, never by ZIP code alone.

Here is what those numbers tell us. All three markets split the same way. Homes priced right sell in the first week, often above asking. Homes that miss on price sit for a month or more. If you are buying, get your loan approval done before you tour. If you are selling, your first two weekends on the market matter most.

Central Bucks runs 23 schools: 15 elementary schools, five middle schools and three high schools. The high schools are Central Bucks High School East and Central Bucks High School West, both with Doylestown addresses, and Central Bucks High School South in Warrington. Starting with the 2026 to 2027 school year, elementary schools serve kindergarten through grade 5, middle schools serve grades 6 through 8, and high schools serve grades 9 through 12. How to Confirm the District for an Address

School assignment depends on the exact street address. Central Bucks posts attendance area maps on its official website at cbsd.org, and the district office can confirm an address by phone. Do this before you sign an agreement of sale. The school field on a listing can be wrong, and it is your job to check it.

The School District and Your Tax Bill

The district also sets the largest part of your property tax bill. If you are comparing a home in Central Bucks with one in a neighboring district, compare the tax bills too. Our breakdown of what the latest Central Bucks tax increase means for owners shows the math.
