What the Souderton Numbers Mean

Start with supply, because it is the whole story. There are 16 homes for sale on a Souderton address. Seventy seven closed in the last six months, which works out to roughly five weeks of inventory. Seventeen more are already under contract, more than are available to buy.

The market that produces is exactly what you would expect. The median sale was $465,000, the median home went under contract in 5 days, sixty seven percent of sellers got asking price or better and the average closed at 101.9 percent of list. Twenty three percent took more than a month, which is the tail of higher priced detached listings rather than any softness at the middle.

The borough and the township are different markets. Souderton Borough closed 32 sales at a median of $365,000, moving in a median of 4 days at 102.6 percent of list. The Franconia Township side closed 34 at a median of $520,000, taking 11 days at 101.0 percent. The borough is cheaper and faster. The township is bigger and slower.

Where Is Souderton? County, Township, and ZIP

Souderton is in Montgomery County, in the 18964 ZIP code, on Route 113 in the Indian Valley. Welsh settlers arrived around 1710 in what was called Welshtown. Henry O. Souder built a homestead and lumber mill on Main Street in 1835, a 1847 map named the lumberyard after him, and the borough incorporated in 1887 with about 600 residents. It grew on textiles and cigars once the railroad arrived.

Franconia Township borders the borough to the east, southeast and south. Telford Borough sits to the northwest and Hilltown Township in Bucks County lies northeast across County Line Road. Sixty six of the 73 sales were in the Souderton Area School District, with 5 in North Penn and 2 in Pennridge.

What Is It Like to Live in Souderton, PA?

The borough has one of the better preserved main streets in the county. The Souderton Historic District was listed on the National Register in 2011. The Montgomery Theater operates out of a historic firehouse on Main Street, and the former Reading Company railroad station still stands. Route 113 runs through Main and Broad, which keeps the commercial core active.

Franconia Township is farmland and newer subdivisions, with larger lots and a noticeably higher price per house. The Indian Valley as a whole is Mennonite country with a long agricultural history, and it still feels that way ten minutes outside the borough.

Neighborhoods in Souderton and Franconia

Hidden Springs

The busiest named community on the address and the one most likely to distort a valuation. Hidden Springs is a manufactured home community, and manufactured home sales are not counted in the figures on this page. This is a real segment of the market and it is part of why the town median sits below Harleysville and Perkasie.

Lionsgate and Banbury Crossing

The townhouse side. Lionsgate closed 5 townhouses at a median of $485,000 and Banbury Crossing closed 4 at $462,500. End of row townhouses across the address closed 9 at $465,000 while interior units closed 19 at $355,000, a $110,000 gap worth checking before you price either one.

Penn Valley Estates, Banbury, and Reserve at Franconia

The detached top end. Banbury closed 2 at a median of $725,000 and Reserve at Franconia closed 2 at $740,000, both on the Franconia Township side. Penn Valley Estates closed 3 at $950,000 and is the highest of the three, but it sits in Hatfield Township and the North Penn School District despite carrying a Souderton address. That is exactly the kind of detail that moves a valuation. Detached homes across the whole address closed 41 sales at a median of $512,000, so all three sit well above it.

Souderton Borough

Thirty two sales at a median of $365,000 and the fastest submarket at 4 days to contract and 102.6 percent of list. Older, smaller homes on small lots within walking distance of Main Street. This is the entry point into the Souderton Area School District and it is where competition is most intense, because it is the cheapest way in.

What Kinds of Homes Are for Sale in Souderton?

Detached homes led with 41 of the 73 sales at a median of $512,000. Interior townhouses closed 19 at $355,000, end of row units closed 9 at $465,000 and twins closed 4 at $392,500. The median home that sold had 1,647 square feet above grade, one of the smaller medians in the county.

Only 21 of the 73 sales carried a homeowners association, but 10 were in age restricted communities, a meaningful share for a town this size and reflects the 55 and over product in Franconia Township. Sales ranged from $161,000 to $1,300,000.

New Construction in Souderton

Keystone Custom Homes is building Penshyre Place, five homesites of up to an acre on West Cherry Lane. The map location Keystone publishes for it falls in Franconia Township.

Not one of the 73 homes that closed in the last six months was new construction. For a seller, that means builder homes have not been part of the recent sales mix. For a buyer, with 16 homes on the market, resale inventory is thin. Details on the community, including what is offered and what it costs, are in our new construction section.

If you are considering a builder home, talk to us before your first model home visit. Most builders require your agent to be registered on that first visit, and the sales office works for the builder, not for you.

Souderton Area School District

Souderton Area School District serves Souderton Borough and Franconia Township along with Telford and the surrounding Indian Valley, and covered 66 of the 73 sales in this window. Five sales fell into North Penn and three into Pennridge.

The district sets the school portion of the property tax bill, and that is the largest line on the bill for nearly every homeowner here. Which specific school a given address attends is assigned by the district and can change, so confirm it with the district directly rather than relying on a listing. The 2026 rate for every Montgomery County municipality and the bill due dates are in our Montgomery County property tax guide.

What Buyers Should Know Right Now

Fourteen active listings is thin inventory. The median asking price on it is $538,700, well above the $465,000 closed median, which tells you the few homes standing are the higher priced ones. If your budget is at or below the median, there may be nothing on the market for you on any given day.

The answer is to be set up before the listing appears rather than after. Get preapproved, get alerts running on the specific product type you want, and be able to tour the same day. Borough homes at a $365,000 median are the fastest moving segment in town at 4 days, so that is where preparation matters most.

What Sellers Should Know Right Now

Sixteen competing listings against 73 sales in six months is about as favorable as a seller market gets, and there is no builder inventory taking buyers away from you. Sixty seven percent got asking or better and the median went under contract in five days.

The thing to get right is which Souderton you are in. A borough home at the $465,000 town median is priced roughly $100,000 high. A Franconia detached home at that number is priced roughly $80,000 low. And if you own in Hidden Springs, neither figure describes your home at all. The comparable set is your municipality and your product type, and in a town with only 73 sales in six months the right comparables are few enough that they need to be chosen carefully rather than averaged.
