What Pulte Has Published About Neshaminy Springs
The address is 53 Chaucer Court, Levittown PA 19057. We verified the parcel at the Bucks County Board of Assessment: it sits in Middletown Township and feeds the Neshaminy School District. That matters more here than in most towns, and there is a section on it below.
Homes are three-story townhomes with two-car garages. Pulte publishes two plans, both at 2,387 square feet, three to four bedrooms and two and a half to three and a half baths. The Isleton opens at $549,990. The Isleton Signature, the end unit, opens at $592,990.
That is a $43,000 end-unit premium for the identical square footage, identical bedroom count and identical garage. Worth knowing before a sales consultant frames the end unit as a small upgrade.
Lawn care, snow removal and trash removal are included. Pulte does not publish the association fee amount, and it does not publish how many homes the community holds. Ask for both in writing on a first visit, because an included-services list without a monthly number is only half the information.
The Finished Home Costs Less Than the Plan Next Door
One quick move-in was listed on September 21, 2026. Lot 11701 at 47 Chaucer Court is an Isleton, 2,387 square feet, three bedrooms, two and a half baths, two-car garage, available now.
Pulte lists it at $589,990 and prints the previous price of $642,735 right beside it, a published reduction of $52,745.
Here is what makes it interesting. Pulte describes this home as an end home. The Isleton Signature, which is the end-unit plan, starts at $592,990 unbuilt and unfinished. So the finished end home is $3,000 less than the starting price of an end unit you would still have to build and option. And this one already carries an extended deck, a first-floor game room, wood stairs from the first to the second floor, and what Pulte calls designer upgrades throughout.
Before the cut, that home was $642,735, which was $92,745 above the Isleton base. After the cut it is $40,000 above base. The options did not get cheaper. The builder decided the original number was not going to move the house.
A published reduction gets read two ways and only one is right. It tells you what the builder will take today. It does not mean the price has found a floor and it does not mean another cut is coming.
Two Levittown Communities, Two School Districts
Levittown is not one municipality. It spans several townships, and the school district changes with them. A Levittown mailing address tells you almost nothing about where a child would go to school or how the school portion of the tax bill is set.
Neshaminy Springs is the case in point. It sits in Middletown Township and feeds Neshaminy School District. The Villas at Greenbrook, a 55+ community about four miles away with the same Levittown address, sits in Bristol Township and feeds Bristol Township School District. We confirmed both at the county parcel record rather than taking either builder’s word for it.
If the district matters to your decision, confirm it at the specific parcel before you sign, not at the community and not at the zip code. We will pull the record for you on any address in Bucks County. Let’s talk.
What $549,990 Means in Levittown
The typical Levittown home is worth $400,851, up 3.0 percent over the past year, and homes go to pending in about 11 days, through August 31, 2026 (Zillow data). Neshaminy Springs opens about 37 percent above that.
Eleven days to pending is on the slower end of the towns we track, where most run six to nine. That is not a warning. It is context for the builder’s reduction, and the two facts sit next to each other without either one explaining the other. More on the local market is on our Levittown real estate page.
If you already own in Levittown and are watching this community, the reduction is the number to watch. A builder taking $52,745 off a finished townhome a few streets away sets a reference point for what a buyer expects to pay nearby.
What This Means for You
Go look at Lot 11701 before you price out a to-be-built Signature. If the end unit is what you want, the finished one is currently cheaper than the unfinished one, and that will not last.
Register with us before your first visit. Pulte pays the buyer agent fee from its own marketing budget, so representation costs you nothing and the home does not get cheaper without it. What changes is that somebody reads the option sheet, the association documents and the contract who does not work for the builder.
