Exciting changes may be coming to the Shady Brook Farm area in Lower Makefield and Middletown Townships. A development team, including Foxlane Homes, Envision Land Use, and DeLuca Homes, has submitted plans to Middletown Township for a project called Farms Edge at Shady Brook. This proposal is set to transform part of the beloved local landmark into a modern residential community while preserving a significant portion of the land for green space and continued agricultural use.

Farms Edge at Shady Brook: Project Details

The Farms Edge at Shady Brook plan includes the development of 161 age-restricted homes. These will consist of a mix of single-family units and townhomes, catering to the growing demand for senior housing options in the area.

  • Location: The project will utilize nearly 54 acres of Shady Brook Farm's land. Of this, 19 acres (approximately 35%) will remain as dedicated green space, maintaining the area’s natural beauty and providing outdoor recreation opportunities for residents.

  • Development Phases: Beyond the residential community, DeLuca Homes has plans for another phase of development, which will cover 26 adjacent acres for additional commercial use.

Brian Dries, spokesperson for the development team, emphasized the balance between progress and preservation. While 80 acres of Shady Brook Farm’s 130-acre property will be sold for development, the farm’s owners plan to retain 50 acres to continue operating their popular agritainment and events business.

Community Concerns

The proposal has sparked mixed reactions within the community. Residents in Middletown and Lower Makefield townships have voiced concerns about increased development in the area. As discussions continue, it will be essential to address these concerns to ensure the project aligns with the needs and values of the local population.

Balancing Growth and Preservation

Shady Brook Farm has long been a cherished part of the community, known for its seasonal events, farm market, and family-friendly activities. The Farms Edge at Shady Brook project aims to balance the area’s growth with the preservation of its cultural and environmental heritage. By dedicating significant portions of the land to green space and maintaining the farm’s operations, the development team seeks to integrate modern living with the area's rural charm.
