Delaware County Is Rebuilding the Health Care Crozer Took Down

Springfield PA real estate

ChristianaCare marked the end of the structural construction phase on its new neighborhood hospital at 351 N. State Road in Springfield. The building runs 20,000 square feet. It is scheduled to open in fall 2027 with a full-service emergency department, a 10-bed inpatient unit, and outpatient primary and specialty care.

Springfield PA real estate has carried a quiet drag since the Crozer Health system collapsed, and this is the second ChristianaCare neighborhood hospital in the county after Aston opened in May.

What Actually Gets Built at 351 N. State Road

A neighborhood hospital is a different animal from a regional medical center. Smaller footprint, fewer beds, no trauma designation. What it does carry is the piece you actually need at two in the morning, which is a staffed emergency department running around the clock.

The 10-bed inpatient unit handles short stays. The outpatient side covers primary care and specialty visits, the appointments people postpone when the nearest option is a forty-minute drive. Aston has been running this model since May, so Springfield is not the pilot.

If you are tracking a specific facility, the county still posts status updates on the remaining Crozer sites. That process is not finished, and nothing about this milestone closes it out.

What Springfield PA Real Estate Actually Gains From a Hospital

Less than the press release implies. More than skeptics assume.

A hospital does not lift home values the way a new train station does. It does something narrower. It removes an objection. When Crozer closed, buyers touring Delaware County started asking where the nearest emergency room was, and agents did not have a clean answer. If you shopped here in that window, you probably asked it yourself.

Set that against what the numbers show right now. Zillow does not publish a separate value index for Springfield, so the county figure is the honest one to use: the typical Delaware County home is valued at $366,541, up 2.7 percent over the past year, with homes going to pending in about ten days, per Zillow data through August 31, 2026.

Ten days. Slower than Bucks or Montgomery. Not slow.

Why Health Care Access Moves Differently Than Other Amenities

Most amenities help the people already living nearby. Health care access helps two groups with real buying power, and both of them are active in Delaware County right now.

The first is buyers over sixty who are downsizing and staying local. Proximity to an emergency department is not a nice-to-have for that group. It is a filter, applied early, often before a house ever gets toured. Delaware County lost that box-check for two years and watched some of those buyers look at Montgomery County instead.

The second is families buying their first house. That group rarely names hospitals as a priority and quietly prices them in anyway, through insurance, through the pediatrician they can actually reach, through the assumption that an ambulance arrives somewhere useful.

Both groups decide on a slower clock than the market moves, and if you sit in either group, the timing is what you should be watching. Fall 2027 is far enough out that nothing changes this spring. It is close enough that Springfield PA real estate in 2027 sells into a different county than the one that existed in 2025.

If you know someone who wrote off Delaware County during the Crozer closures, this is worth passing along.

What This Means for You

If you are selling anywhere in the eastern half of the county over the next eighteen months, you have a new talking point that is specific, verifiable, and dated. Use it. If you are buying, understand that the opening is scheduled and not finished, and that construction schedules on 20,000 square foot medical buildings move. Do not pay a premium today for a service that starts in 2027.

The townships that benefit most sit inside a short drive of State Road, which is most of central Delaware County. If you are weighing Springfield against neighboring markets, compare the 2027 picture rather than the 2025 one. We run those comparisons for clients every week.
